Buyer / Seller Dispute Resolution Program

Did you know that NCCBOR no longer offers the BBB Buyer /Seller Dispute Resolution Program? This program was eliminated in December 2011. In Paragraph 31 of the State-wide Agreement of Sale, mark NO next to Buyer-Seller Dispute Resolution, there is no addendum. If you are a NCCBOR member and you have two parties that are interested in going to mediation, NCCBOR can arrange for a non-binding mediation session.

Tell Congress to Stop Taxing Homeowners to Fund Transportation Projects

Congress extended the current Transportation Bill until Friday, December 4, 2015. The extension was passed to give the members of the House-Senate Conference Committee additional time to reconcile the differences between the House bill, which includes the NAR supported amendment removing the Fannie Mae/Freddie Mac G-Fee as a funding mechanism, and the Senate Bill which relies on an extension of the G-Fee to help finance the Transportation Bill.

As result of the Congressional action, NAR will keep the current Call for Action open until Friday, December 4, 2015.

Market Trends: New Castle County, September 2015

For the fourth consecutive month, both sales and prices were well above the 2014 levels with sales exceeding the September 2014 level by 13.3% and the median sold price up 4.8%. Year-to-date sales are up 17.7% and the median sold price is up 7.1% ($14,500) from 2014. MORE>

Competitive Market Analysis ("CMA")

In a recent newsletter the term "listing" was substituted for signed Agreement of Sale. Licensees may perform a competitive market analysis as part of providing real estate services. However, a licensee shall not perform a competitive market analysis for the mortgagee on a property that is the subject of a signed agreement of sale. Read the details HERE>
