Delaware Increases State Transfer Tax by 1 % effective August 1. 2017

Realty Transfer Tax and Affidavit of Gain and Value FORM 5402

HERE> is the revised Delaware transfer tax form for deeds recorded after July 31, 2017. The lawyers are the ones to prepare this, but it would be good for REALTORS to see it and familiarize themselves with it.

Know your Wilmington Historic Districts

The Department of Licenses and Inspections (L&I) refers all building permit applications involving exterior work elements proposed for buildings, structures, objects and sites within a City Historic District to the Planning Department for review. L&I will not issue a building permit until the design review process is complete. Property owners risk financial penalties and the removal of unauthorized work if changes are made without the design review and permitting processes. MORE>

Buyer / Seller Dispute Resolution Program

Did you know that NCCBOR no longer offers the BBB Buyer /Seller Dispute Resolution Program? This program was eliminated in December 2011. In Paragraph 31 of the State-wide Agreement of Sale, mark NO next to Buyer-Seller Dispute Resolution, there is no addendum. If you are a NCCBOR member and you have two parties that are interested in going to mediation, NCCBOR can arrange for a non-binding mediation session.

NCCBOR Board of Directors Adopts 2017-2020 Strategic Plan

At its June 22 meeting, the NCCBOR Board of Directors adopted a new Strategic Plan. This plan is a product of a planning session lead by Kevin D. Watkins, MBA, SPHR. Director, Strategic Association Management for the NATIONAL ASSOCIATION OF REALTORS® during the 1st quarter of 2017 with NCCBOR leadership. Competitive Market Analysis ("CMA")

In a recent newsletter the term "listing" was substituted for signed Agreement of Sale. Licensees may perform a competitive market analysis as part of providing real estate services.
